OFFICE LEASE AGREEMENT
This Lease is made between Tyson Foods, Inc. ("Landlord") and
Northgate Logistics LLC ("Tenant") for the premises at
Suite 400, 120 Commerce Park Drive, Nashville, TN 37201
(approx. 12,450 rentable square feet).
1. TERM. The initial term is sixty (60) months, commencing
March 1, 2024 and expiring February 28, 2029.
2. BASE RENT. Tenant shall pay base rent of $28,375.00 per
month, subject to annual escalation of three percent (3%).
3. RENEWAL. Tenant may renew for one (1) additional five-year
term by delivering written notice no later than 270 days
prior to expiration (i.e., by June 4, 2028).
